  • Diligent homebuyers, sellers and home owner should be aware of these most common deficiencies. As a homebuyer or owner you should be looking for these defects. As a seller, you would be well advised to eliminate as many of these deficiencies as possible before you put your home on the market. Several of these items can also be found in brand new homes

    Poor Drainage: Inadequate site or perimeter drainage can result in water in basements and crawlspaces. It may endanger the house structure.

    Wood Rot: Wood in close contact with soil or concrete will rot. Unprotected wood should be inspected regularly for rotting. This applies to decks, house trim, and siding.

    Roof Concerns: The roof structure (in the attic) may have damaged trusses or sheathing. Look for sagged rafters that may require additional supports. The roof covering (wood, asphalt or other material) may be in need of repairs or replacement. The flashings could be faulty and/or the gutters may require repairs or cleaning.

    Plumbing Problems: The house may contain defective plumbing or discontinued piping, as well as improperly installed fixtures. Plumbing leaks can cause serious damage to the house interior and structure. Improperly installed waste lines and venting may allow toxic gases to enter the home.

    Aging Heating Systems: Older heating systems, including furnaces and boilers may be functionally inadequate and not energy efficient. Aging gas-fired appliances pose the additional risk of toxic carbon monoxide fumes.

    Poorly Maintained Appliances: Inadequate care of household appliances can result in serious consequences ranging from water damage to fires. Environmental Hazards: Older homes may contain asbestos, lead-based paint, unacceptable levels of carbon monoxide and toxic mold and mildew.

    Inadequate Ventilation: Some homes built before 2000 are not properly ventilated. This may result in high humidity and moisture accumulation, which could result in damage to interior walls and structure. Most importantly, it results in poor indoor air quality.

    Electrical Safety Issues: Outdated electrical systems can cause fires and electric shock. Common electrical safety hazards include: ungrounded outlets, lack of ground fault circuit interrupters (GFCI), aluminum wiring, faulty wiring with concealed and improper connections (throughout the house and inside the panel). These are serious hazards with potentially deadly consequences.

    Substandard workmanship in a contract Dispute: We investigate contractor poor workmanship, abandonment, and other CSLB violations.

    No Permits: Many homes do not have the required permits for additions, finished basements, saunas, hot tub installations, and carports converted to garages.

    Understanding a house, knowing its strengths and weaknesses, is essential whether you are buying or selling. Performing preventative maintenance and reducing the list of deficiencies before putting the house on the market may give it a broader appeal. This may in turn result in a quicker sale. Enlisting the services of a qualified home and property inspector could be invaluable in helping you through the evaluation process.

    If you are buying a home or property, I recommend hiring a qualified, accredited home and property inspector (preferably with building or trade experience). A trained and experienced inspector will not only discover the existing concerns but can spot weaknesses that could pose potential problems in the future.

    A thorough inspection of a standard 2000 square foot home, complete with walk-through and discussion, should take a minimum of three hours. Reports should be detailed with an abundance of information and digital pictures. Compared to other related professional fees, a quality inspection report starting at $250.00 in a worthwhile investment.
