Residential and Commercial Inspections
What we most common inspect NACHI Standards of Practice
Remember we are 23 year licensed contractors too! We know buildings well, Mr. Perez is actual the owner of CC and is also the inspection operator and will conduct your inspection.
1. Foundation-we usually always start outside with the foundation, we observe any and all potential damaging issues which may cause future damages to the foundation and/or structure wood members such as poor yard grading and ‘pooling’ water at the foundation.
2. Exterior-we inspect the exterior cladding, the building envelope, windows, screens, and look for problems and potential future problems with Wood Destroying Organism infiltrations.
3. Roofing-we attempt to walk the roof as often as possible, some times it is not safe or allowable, NACHI SOP allows us to inspect from eves or high powered equipment, we inspect all eves, drains, materials, vents, fire walls and attic.
4. Plumbing-we inspect the city meter, the inlet, regulator, PRV, all lines, pressure test the entire system, check all plumbing fixtures for leaks and defects, and conditions that may cause WDO and mold problems, etc.
5. Electrical-we inspect the city inlet, the meter, the panel connections, appropriate amperage, proper grounds, GFI’s, all safety issues, and child safety issues.
6. Heating and Cooling System- we inspect the entire system, ducting and wiring.
7. Appliances-we inspect the appliances to see if they are in good condition, operating and safe.
8. Interior-flooring, windows, carpets, wall, ceilings, tile, safety glass sliders, doors, fire doors, fireplace safety, stair cases, counters, weather stripping, and look for conditions which may cause WDO conditions.
9. FREE NO CHARGE EXTRA-we conduct a thorough inspection of any and all conditions which may lead to future Wood Destroying Organism infiltrations using state of the art moisture detectors, Mr. Perez is also LICENSED by the state of California to conduct WDO inspections.
We then put all the information onto a computerized and full color report including on average 75-90 photos, our reports are complete and thorough and are very competitive quality.
