    Asbestos in building materials has been a major concern among schools, insurance carriers, residential property owners, building owners, property managers, tenants and employees for the last two decades. Exposure to this seemingly harmless yet often invisible airborne material can pose serious health issues and liability risks without warning.

    Elemental lead came to the national forefront of health hazards in the 1960s as a result of an increasing number of incidents of coma, convulsions, and severe poisonings reported in hospitals throughout the country. Further study by the EPA and the US Department of Housing and Urban Development revealed that the major source of these symptoms was ingestion of lead-based paint, which was used in more than 75 percent of the homes built prior to 1980. Over four decades later, lead exposure has been deemed to be a suspected carcinogen, also causing damage to the brain, liver, kidneys, reproductive and nervous systems, premature birth, and low birth weight. Although high-risk employees are of a concern, according to the EPA, children are the highest risk group due to their size suffering symptoms such as learning disabilities, impaired motor skills, hyperactivity and slowed growth. Lead in homes, schools, or workplace environments can cause fatal consequences.

    Fungus and mold are commonly found in homes or buildings that have sustained water intrusion due to flooding, broken pipes, roof leaks, sewage backups, condensation, humidity, etc. High moisture levels trapped in certain building materials promote ideal conditions for mold growth. Mold spores are found everywhere: in soil, plants and airborne dust and are introduced by common air space along with flood waters. They thrive on moist paper products, drywall, wall paper, ceiling tiles, carpets, coverings on insulated pipes, insulation material on wood, and on organic debris.

    Untreated water-damaged material allows mold to proliferate. Exposure to mold by building occupants can potentially cause a myriad of health problems due to mycotoxins released by the spores as well as by other fungal fragments. The following are some symptoms that may be caused by mold exposure: chronic coughing, fatigue, chest congestion and allergies. Some people experience hypersensitivity pneumonitis, a condition similar to viral infection with symptoms such as chills, fever, weakness, muscle pains, cough, and shortness of breath.

A thorough visual inspection is then made to determine the extent of mold growth and diagnostics are performed to determine the temperature and relative humidity or moisture in the air.

    Air samples are collected from outside and inside the building when mold is visible and wall checks samples are taken when mold is not visible but moisture levels are high. Samples are analyzed in the laboratory and a report is generated based on analytical results and visual inspection results. The report may include recommendation for thorough cleaning or remediation.Certified also conducts post remediation sampling to ensure that the remediation scope of work has been accomplished.
